Ventura County Hoarder Cleanouts Done With Respect

Nobody calls about a hoarder cleanout on a whim. By the time that phone call happens, things have reached a point — a parent's health is at risk, a property needs to be sold, a landlord has to reclaim a unit, or someone has simply decided they're ready to reclaim their space. Whatever the reason, the situation is almost always emotionally loaded. The Junk Wizards understands that, and our crew is trained to show up, do the work, and keep our mouths shut about the condition of the property.

Our crew is professional, discreet, and non-judgmental. We don't comment on what we see. We don't make faces. We don't take pictures unless you ask us to for documentation purposes. Some of our hoarder cleanout clients have told us they put off calling for months because they were embarrassed about the state of their home. That embarrassment ends the moment we walk through the door. We're there to do a job, and we do it the same way every time — thoroughly, carefully, and without drama.

A full hoarder cleanout typically involves multiple truckloads over one or more days. Accumulated items need to be sorted before they leave the property — identifying anything of value, separating personal documents and photos, setting aside medications, and flagging items the homeowner or family wants to keep. We work at a pace that works for the people involved. Rushing through a hoarder cleanout leads to important things getting thrown away and trust getting broken.

We coordinate with family members, social workers, case managers, therapists, and property managers. If a family member needs to be present during the sort, we schedule around them. If a caseworker is involved, we communicate progress and accommodate their requirements. Property managers dealing with a tenant situation get regular updates on timeline and completion. This kind of job requires more communication than a standard junk removal pickup, and we build that into our process.

Items that can be donated go to Goodwill, Salvation Army, or Habitat for Humanity ReStore. Working appliances, clean clothing, usable furniture, and household goods all get a second chance. Recyclable materials go to the Simi Valley Recycling Center. The rest goes to Toland Road Landfill in Santa Paula or Calabasas Landfill. Even in a heavy hoarding situation, a surprising amount of material can be diverted from the landfill through proper sorting.

Our service area covers Ventura County, western LA County, the San Fernando Valley, and the Conejo Valley. Hoarder cleanouts in Thousand Oaks, Simi Valley, Moorpark, Camarillo, Westlake Village, and Agoura Hills are all within our regular range. Call (805) 316-1610 to schedule a confidential walkthrough — we'll assess the situation, give you a realistic timeline and price, and start when you're ready.

How We Handle a Hoarder Cleanout

1

Initial Walkthrough & Planning

We start with a confidential walkthrough to understand the scope of the job. We identify areas of concern, confirm what's staying and what's going, note any items that need special handling, and plan the number of truckloads and days needed. Everything discussed stays between us.

2

Systematic Room-by-Room Clearing

Our crew works methodically through the property, one room at a time. We separate anything identified as important or valuable before hauling. Items that can be donated go in one staging area. Documents and personal items get set aside for review. Everything else gets loaded into the truck.

3

Full Haul & Final Cleanup

We haul everything away — multiple loads if necessary, over multiple days if the job requires it. Donations go to local charity partners. Recyclables go to the Simi Valley Recycling Center. Once the property is cleared, we do a final sweep. The goal is to hand back a space that's clean, safe, and actually usable.

Justin was awesome! He worked so hard and fast; took everything we needed him to take in a very reasonable time! And he is such a pleasant person to work with! We plan to use his services again in the near future.

Hoarder Cleanout Pricing

Hoarder cleanouts are priced by truckload volume. A quarter truck runs $149–$249. Half a truck is $249–$399. Full loads range from $399–$549+. No padding, no inflated quotes because the job looks hard.

Frequently Asked Questions

That's a sensitive situation and we've been in it before. We work with family members and coordinators ahead of time to understand the dynamics and agree on an approach. Our crew takes direction from whoever is authorized to manage the cleanout. We're there to do a job, not to push anyone around. Call (805) 316-1610 and we can talk through the specifics of your situation privately.
That decision is always made by the homeowner or the authorized person overseeing the cleanout — never by us. We'll ask before we remove anything that looks personal, potentially valuable, or sentimental. Documents, photos, medications, and jewelry always get flagged and set aside. We don't make those calls on our own.
We can work in properties with varying conditions, including mild pest activity and general neglect. For serious situations — active mold infestations, biohazardous materials, structural instability — we may refer you to a specialized remediation company before we start. We'll be honest about what we can and can't handle safely. Your safety and ours both matter.
Hoarder cleanouts are priced based on truckload volume. A quarter truck runs $149–$249. Half a truck is $249–$399. Full truck loads range from $399–$549+. Most hoarder cleanouts require multiple full truckloads. We give you a range estimate after the initial walkthrough, and final pricing is based on actual loads hauled. We're transparent about costs at every stage.
It depends on the property size and the density of accumulation. A single room or small apartment might take one day. A full house with multiple rooms of heavy accumulation can take two to four days. Properties with extreme accumulation may require even longer. We give you a realistic timeframe after the walkthrough so you can plan around it.
Completely. We don't discuss client properties, conditions, or situations with anyone who isn't directly involved in the job. Our truck is a standard junk removal truck — it doesn't say "hoarder cleanout" on the side. Neighbors will see a truck and a crew. That's all.
We coordinate with case managers, social workers, therapists, and adult protective services when they're involved. We understand the protocols and communication requirements that come with these situations. Just connect us with whoever is managing the case and we'll keep them informed on progress and timeline.
We sort carefully and set aside anything that appears valuable — jewelry, coins, collectibles, electronics, antiques. Our crew is trained to spot items that might be worth something, even when they're mixed in with general clutter. Nothing leaves the property until the homeowner or authorized person has reviewed the flagged items.
Anything in usable condition gets donated. Clothing, furniture, kitchenware, working electronics, and household goods all go to Goodwill, Salvation Army, or Habitat for Humanity ReStore. Even in heavy accumulation situations, there are usually items worth donating. Diverting that material from the landfill is part of how we approach every job.
We cover all of Ventura County and western LA County — Thousand Oaks, Simi Valley, Moorpark, Camarillo, Oxnard, Ventura, Westlake Village, Agoura Hills, the San Fernando Valley, and Calabasas. Call (805) 316-1610 for a confidential consultation.
