Ventura County Foreclosure Cleanouts — Fast Turnaround, Clean Results

Foreclosed properties are unpredictable. Some are nearly empty with a few pieces of abandoned furniture and some trash bags in the kitchen. Others are packed floor to ceiling with everything the previous owner left behind — clothes in every closet, food rotting in the pantry, appliances that haven't worked in years, personal belongings scattered across every room, and sometimes conditions that make you hesitate at the front door. The Junk Wizards handles all of it, quickly and without drama. We've cleared foreclosures across Thousand Oaks, Simi Valley, Moorpark, Camarillo, Oxnard, Woodland Hills, and throughout Ventura County and western LA County. Nothing surprises us anymore.

Banks, asset management companies, real estate agents, and investors all operate on deadlines. A property that sits full of abandoned belongings can't be inspected, appraised, listed, or shown. Every day it sits is money lost. That's why turnaround matters. Most single-family foreclosures, we clear in one day — crew arrives in the morning and the property is broom-clean by afternoon. Larger properties or multi-unit buildings might take two days, but we communicate the timeline upfront so you can plan around it. Call (805) 316-1610 and tell us the deadline. If we can meet it, we'll tell you. If we can't, we'll tell you that too.

Everything gets sorted during removal, even on foreclosure jobs. Furniture and household goods in usable condition go to Goodwill, Salvation Army, or Habitat for Humanity ReStore. Recyclable materials are separated and taken to Simi Valley Recycling Center. Debris and non-donatable items go to Toland Road Landfill in Santa Paula, Calabasas Landfill, or Chiquita Canyon Landfill depending on the route and disposal type. Just because a property is foreclosed doesn't mean everything inside is trash. We've pulled perfectly good couches, dining sets, dressers, and working appliances out of REO properties and gotten them to people who need them through local donation partners.

Property condition varies wildly on foreclosure jobs. Some homes were maintained right up until the owners left. Others show months or years of neglect — overgrown yards, pest evidence, mold in bathrooms, damaged walls, piled-up mail, and garages stuffed with random debris. Our crew assesses conditions during the initial walkthrough and flags anything that requires specialized attention. Active mold remediation, biohazard cleanup, or asbestos abatement are outside our scope, but we'll identify those issues so you can bring in the right people before or after we clear the contents. For everything else — the furniture, the appliances, the bags of clothes, the mattresses, the yard waste, the garage full of who-knows-what — that's all us.

Documentation matters on REO and bank-owned properties. We provide before-and-after photos and disposal receipts when requested, which is standard for asset management companies and property preservation firms. Justin works directly with agents and asset managers, so there's no middleman or call center between you and the crew doing the work. That direct line of communication means faster scheduling, clearer expectations, and fewer surprises on job day. We've built repeat relationships with agents across the Conejo Valley and San Fernando Valley who send us multiple properties a month because the work gets done right, on time, every time.

Our standard on every foreclosure cleanout is broom-clean. That means every room swept, every surface cleared, the garage emptied, and the yard addressed. Listing agents should be able to walk a photographer through the property the next day without finding leftover debris or missed rooms. Investors should be able to start renovation work immediately. If you manage REO properties in Ventura County, western LA County, or the San Fernando Valley and need a crew you can count on, give us a call. We're open seven days a week, 6 AM to 7 PM.

How Foreclosure Cleanouts Work

1

Walk the Property

We start with a walkthrough — either with you or your agent on-site. We go room by room, assess the volume of contents, identify any issues like heavy items, potential hazards, pest evidence, or access concerns, and give you a firm quote on the spot. The walkthrough also helps us determine crew size and truck capacity so the job gets done in one trip when possible.

2

We Clear Everything Out

Our crew works room by room, starting from the back of the house and moving forward. Furniture, appliances, personal belongings, trash, closet contents, garage items, yard debris — it all gets loaded. We sort for donations as we go, setting aside usable furniture and goods for Goodwill, Salvation Army, or Habitat for Humanity ReStore. Recyclables get separated for Simi Valley Recycling Center.

3

Broom-Clean & Ready

When we're done, the property is broom-clean. Every room is swept, the garage is cleared, and the yard is addressed. We take before-and-after photos if you need them for documentation. The property is ready for inspection, listing photos, appraisal, or the next phase of renovation work — no second crew needed.

Justin responded right away and gave me a straight price. No wishy washy stuff. He had immediate availability, was polite, and took apart the bed frame for us. Highly recommend!

Frequently Asked Questions

Most single-family foreclosures in Ventura County are cleared in one day. Heavily loaded properties or multi-unit buildings may take two days. We work with your timeline — if you have a deadline, call (805) 316-1610 and tell us the date. We'll tell you straight whether we can meet it.
We work with REO agents, asset managers, and property preservation companies regularly. We understand the documentation and turnaround requirements that come with bank-owned properties. Before-and-after photos and disposal receipts are available on request.
We assess conditions during the walkthrough and are upfront about what we find. Properties with heavy debris, years of neglect, and pest evidence are standard work for us. For active mold, biohazards, or asbestos, we'll let you know immediately so you can bring in a remediation specialist before or after we clear the contents.
We price by volume after an on-site walkthrough. Small loads start at $99. A quarter truck runs $149–$249. Half a truck is $249–$399. Fully loaded houses requiring multiple truckloads are priced based on total volume. You get the firm number before we start — no hidden fees or add-ons after loading.
Every time. Our standard is broom-clean on every foreclosure job — every room swept, every surface cleared, garage emptied, yard addressed. The property should be ready for a showing, inspection, or listing photos when we pull out of the driveway.
That's the norm on foreclosure jobs. Clothes, personal items, paperwork, kitchenware, bedding, children's toys — we clear all of it. If we find anything that looks like it could be legally sensitive documents, we'll set those aside and let you decide how to handle them. Everything else gets loaded, sorted, and taken to the appropriate facility.
We cover all of Ventura County and western LA County. That includes Thousand Oaks, Simi Valley, Moorpark, Camarillo, Oxnard, Ventura, Newbury Park, Westlake Village, Agoura Hills, Calabasas, Woodland Hills, and the rest of the Conejo Valley and San Fernando Valley. Our base is in Thousand Oaks, so response times across the region are fast.
On request, absolutely. Many asset management companies and banks require photo documentation and disposal receipts as part of their property preservation process. We photograph the property before we start and again after completion. Disposal receipts from Toland Road Landfill, Calabasas Landfill, or donation drop-off locations are provided as needed.
Our crew handles heavy items on every foreclosure job. Refrigerators, washers, dryers, stoves, dishwashers, water heaters, hot tubs, pool equipment, heavy furniture — we bring the manpower and equipment to get it all out. No need to arrange separate hauling for large items.
Same process as every job — we sort as we load. Usable furniture, working appliances, and household goods in decent condition go to Goodwill, Salvation Army, or Habitat for Humanity ReStore. Recyclable materials go to Simi Valley Recycling Center. Non-donatable, non-recyclable items go to Toland Road Landfill or Chiquita Canyon Landfill. Just because a property is foreclosed doesn't mean everything inside is garbage.
